A move-out cleaning is a top-to-bottom clean of an empty home, done to hand a place over the way you found it, or to get a new place ready before you move in. How a move-out clean differs from a deep clean
The short version: a deep clean happens in a home you are still living in, and a move-out clean happens in a home that is empty.
That difference changes what we can reach. On a deep clean, we are not going to slide your dresser or your fridge out to clean the wall behind it, and we are not cleaning inside a cabinet that is full of dishes. On a move-out clean, there is nothing in the way. We get behind and under everything, inside every cabinet and closet, and into the corners that furniture normally hides. That is the whole point of doing it when the home is empty.

What a move-out clean includes
Everything in a deep clean, plus the empty-home work:
- Inside all cabinets, drawers, and closets
- Inside the oven, the refrigerator, and the freezer
- Every baseboard, hand-detailed, all the way around each room
- Behind and under where appliances and furniture used to sit
- Full bathroom detail: tubs, showers, tile and grout, toilets, sinks, mirrors
- Window glass and sills on the inside of the home
- All floors vacuumed and mopped
- Light fixtures, vents, switches, and door frames
On windows, we clean the glass and the sill on the inside of the home. We do not open the windows to reach the outside pane, and we do not clean the exterior sill or track that sits between inside and out. Exterior window cleaning is a separate job.
Property managers here often hand renters a list of things to finish before they turn in the keys, whether it is an apartment, a house, or a townhome. We have never had a problem with one of those lists, because a Brio move-out clean covers everything on them and quite a bit more.
What a move-out clean will not fix
We are there to clean, not to restore. Some things are past the point a cleaning can solve:
- A wall with paint peeling off it
- Baseboards or trim that are simply old and worn
- An appliance that is rusted or stained from age, like an old stovetop
We will do the best that is possible on the cleaning side, but some of that only a renovation or a replacement appliance can fix. If your home has issues like that, it is worth knowing going in that a clean will not make them disappear.
Who books a move-out clean in Richmond, and why

Getting a security deposit back is a common reason, but I would not call it the number one reason. Most people who call us want a quality job and the peace of mind that goes with it: they are moving into a genuinely clean home, or they are leaving a property in the same condition they got it. Some also book because their lease requires a professional cleaning.
What it costs and how long it takes
A move-out clean starts at $250 for a one-bedroom, one-bathroom apartment. Two things move the price from there: the size of the home, and how well it was kept.
A home that was looked after, we can almost always finish in the estimated time. A home that was not maintained can take longer, and that is normal. To put it in perspective: recurring monthly cleaning for that same one-bed, one-bath apartment runs about $166.50 a visit. Someone who lived in a place for years and never had it cleaned professionally might pay two or three times that for the move-out clean. That is not a markup, it is the amount of built-up work involved, and it is a one-time cost.
For staffing and time, we send a team of two cleaners. A one-bedroom, one-bathroom apartment usually takes them two to two and a half hours. Larger homes, and homes that need more work, take longer.
If a job runs past the estimate, the extra time is billed at $125 per hour, prorated, and we tell you before we go over.
Does the home need to be empty?
Ideally, yes. That is what makes it a move-out clean rather than a deep clean.
We know it does not always work out perfectly. If there are a few pieces of furniture left, that is okay. The only thing we cannot do is move them to clean behind and under them, and we make that clear on the phone before the visit. If there is one thing we care about, it is communication, so there are no surprises on cleaning day.
If you have packed boxes, leave them stacked in the center of each room. That keeps the walls, closets, and corners clear so we can work.
One thing we do not do is pull out heavy appliances that are staying in the home, the refrigerator, the stove, or a washer and dryer. Those are often exactly what gets left behind, so it is worth saying plainly: we will clean around, under the front edge of, and behind them as far as we can reach, but we will not slide them out from the wall. Moving an appliance like that risks a scratched or gouged floor, a dented wall, or an injury to one of our cleaners, and that is not a risk we take. If you want the floor behind the fridge or the stove done, pull the appliance out before we arrive and we will clean the space.
You will need water and power turned on
We cannot deliver the job at our standard without utilities. We need running water for cleaning and electricity for the vacuums. On top of that, in a Richmond summer or a cold snap, we need the HVAC working so the team is not cleaning in an unsafe environment. If you are scheduling utilities to be shut off around your move, keep them on through the cleaning.
When to book
Sooner is better. Depending on the size of the property and our schedule, we can often fit in a last-minute call, but the ideal is to plan two to three weeks ahead, especially near the end of the month when everyone is moving at once.
The best time for the clean itself is once the home is empty and before your final walkthrough or inspection. A “move-out clean” done with all the furniture and belongings still inside is not a move-out clean, it is a deep clean.
Move-in cleaning is the same service
A move-in clean and a move-out clean are the same job. The only thing that changes is which end of the move you are on, and the price is identical.
One note on move-in cleans: they need even more care. The home may have already been cleaned by another crew, so our job is to go in, work the details, and make sure the place is turned over in pristine condition.
Does a move-out clean get your deposit back?
It can help. It is not a guarantee. Whether you get the deposit back depends heavily on how long you lived there and how well the property was kept. As covered above, there are things a cleaning cannot fix, only a renovation can.
What we can do is document that the cleaning happened. We provide an invoice and a receipt as proof the clean was done, plus a booking confirmation showing you scheduled it with us.
That paperwork matters. We once got a call from a landlord checking whether we were still coming to do a move-out clean. The tenant had told them it was already booked and paid for, but gave the landlord no proof, and we had no record of that customer in our system at all. One thing I pointed out to the landlord, besides having no booking on file, was that we only ever charge after the job is done, never before. Keep your records.
